A Los Angeles Sampler

I was on the west side this week and picked up a sheet advertising various "hot picks for '06."

I've included some of the quotes from it here. However, I do not do so to prove how expensive housing is, but rather, to show the lengths that sellers have to go to in an effort to move these houses. These places are gems that not long ago would have been snapped up without the agent posting so much as a photo on a website. Now they buy newspaper ads, offer upgrades, and circulate fliers with photos. If there was any doubt, dispel it. LA is not a seller's market anymore:

$1,525,000 —  West Hollywood. Hidden behind a wall of mature Ficus hedge lies the courtyard entry to this re-designed hip and serene West Hollywood compound. Casual for the way that we live today, yet chic and stylishly appointed, the main residence includes two bedrooms and features a cook's kitchen with laundry area, a master suite with a luxurious spa-like bath and walk-in closet, a newly remodeled powder room, beautifully redone wood floors, two wood-burning fireplaces, built-ins, surround sound, skylights throughout and a den off the kitchen. A wall of glass beautifully frames the view of the rear yard that includes a two-story (permitted) structure with two baths currently used as an artist studio with guest quarters above. The lap pool, adjacent to the circular spa, runs the length of the yard and is nestled between both structures.

$749,000 — Century City. Tastfully renovated rear corner 2 bedroom, 2 1/2 bath contemporary unit with formal entry, cherry wood floors, eat-in kitchen and laundry area. The large master features corner glass-to-glass window, luxurious bath with separate tub and shower and walk-in closets. High ceilings, crown moldings and wood burning fireplace highlight this unit.

$1,499,000 — Beverly Grove. Authentic details and designer finishes throughout highlight this beautifully maintained 4 bedroom, 3 bath Country English. Featurs of this property include dramatic ceilings, Batchelder fireplace, cook's kitchen with stainless steel appliances and custom counters, breakfast room, den, and master suite with oversized shower and spa tub.

$1,189,000 — West Hollywood. JUST REDUCED. Updated 3+2 character Spanish with coved ceilings, wood floors, French doors & windows, 2 fireplaces, breakfast room, formal dining room, central air + heat, security, private rear courtyard, detached garage with bonus room. In the heart of West Hollywood.
